Earnest held in escrow with a Bay Area title company. Purchase contract locks your unit, elevation, and contracted upgrades. Preferred-lender pre-approval recommended at this step.

Six questions buyers actually ask.
What are the HOA fees?
Preliminary HOA dues are estimated at $285–$325 per month. Dues cover common-area landscaping, exterior maintenance on shared surfaces, master insurance, and reserves. Final dues are confirmed at closing.
What warranty comes with the home?
Every home includes a one-year fit-and-finish warranty, a two-year mechanical and plumbing warranty, and a ten-year structural warranty, issued through a third-party home-warranty administrator. Appliance warranties are passed through from the manufacturer.
Can I customize finishes?
Yes, within a defined option package. Buyers who reserve during the priority-list window can select from three interior palettes, two cabinetry styles, and a list of pre-approved upgrades (hardwood extension, appliance package upgrade, primary-bath tile upgrade). Structural changes are not available.
Are there preferred lenders? What about financing?
Filbert Villas has two preferred-lender relationships offering rate concessions and accelerated underwriting for priority-list buyers. We will share the lender packet at the pricing release. Any qualified lender may fund the purchase; the preferred lenders are optional.
What is the pet policy?
Filbert Villas is pet-friendly. Each home has a private fenced rear patio. HOA rules specify a reasonable pet count per home and standard leash rules in common areas. No breed restrictions currently contemplated.
What is the delivery timeline?
Site work begins Q4 2026. Vertical construction 2027. Target certificate of occupancy and first closings late 2027 / early 2028. Priority-list buyers receive construction progress updates quarterly.
