A building for the walk home.
Capitol 101 rises at 3411 Capitol Avenue, in the middle of downtown Fremont's decade-long transformation from office park to mixed-use downtown. The site sits three minutes from Fremont BART, two blocks from the new downtown event plaza, and within the boundary of the city's form-based downtown zoning overlay — the framework that finally unlocked mid-rise residential at meaningful scale.
The program is 126 apartments over two levels of podium parking, with 14,000 square feet of ground-floor retail wrapping the Capitol Avenue frontage. Four stories of residential sit above the podium, stepped back on the top floor to create penthouse terraces. The envelope is brick and glass — a deliberate nod to the warehouse district that used to sit here — with bronze window frames and an angled street-facing cornice that carries the building's identity from a block away.
The seven floor plans are named for Fremont's original districts: Niles, Mission, Capitol, Centerville, Irvington, Warm Springs, and Ohlone. Studios start at 540 square feet. Three-bedroom penthouses reach 1,620. Every plan includes in-unit laundry, a dedicated workspace nook, and acoustic separation from the neighbor above and to the side — a specification that costs more to build and is almost never in the brochure.
Downtown Fremont's commuter economics are the quiet story here. BART puts San Francisco's Financial District at 35 minutes. The new VTA BART extension, now open, connects the Tesla Fremont factory and the broader South Bay employment base — including the semiconductor corridor in Milpitas and the Apple and NVIDIA campuses around Santa Clara — without a car. For two-income households with one partner in SF and one in the South Bay, there is no other address in the Bay Area that does both.
We are developing Capitol 101 under SPSD Developers LLC and will be the long-term owner-operator. We are not building to sell. We are building to hold.
Walkable Fremont, finally.
Downtown Fremont has spent a decade rebuilding itself around walkability. Capitol Avenue is the spine. The new Town Plaza hosts farmers markets three seasons a year, the Bay Area Hospital campus is six blocks north, and the Fremont Art & Education District is a ten-minute walk south.
Palo Alto is 18 minutes via the Dumbarton Bridge. San Jose and the South Bay employment base are 22 minutes south on I-880. The Tesla Fremont factory — the largest car factory in North America — is a 12-minute drive and a direct shuttle route from downtown.
Eight shared rooms, thoughtfully built.
