1. Our Commitment

Fremont Developers is committed to providing equal housing opportunity to every person who applies to rent, buy, or reside at a community we develop, own, or operate. We comply in full with the federal Fair Housing Act, the California Fair Employment and Housing Act (FEHA), the Unruh Civil Rights Act, and all other applicable federal, state, and local fair housing laws.

This commitment applies across our portfolio — including Capitol 101, Filbert Villas, Velora Dos Palos, Golden Years Chowchilla, and any future community we bring to market.

3. What This Means in Practice

In every interaction with a prospective resident, buyer, or applicant, we commit to:

  • Equal access to information. The same pricing, availability, floor plans, and marketing materials are offered to every inquiry at Capitol 101 and Filbert Villas, regardless of protected class.
  • Equal access to showings and tours. Tours and viewings are scheduled on the same terms for everyone.
  • Equal access to applications. Application forms, screening criteria, and credit and background policies are applied uniformly. Screening criteria are published in advance and available on request.
  • Equal terms and conditions. Leases, purchase agreements, security deposits, rent, and fees are offered on the same terms to every qualified applicant.
  • Non-discriminatory advertising. Our marketing does not indicate a preference, limitation, or discrimination based on any protected class.

4. Reasonable Accommodations and Modifications

We provide reasonable accommodations and modifications for residents and applicants with disabilities, as required by law. This includes:

  • Changes to rules, policies, practices, or services when necessary to afford a person with a disability equal opportunity to use and enjoy housing (reasonable accommodation).
  • Structural modifications to a unit or common area, at the resident's expense where permitted by law and at the community's expense where required (reasonable modification).
  • Acceptance of assistance animals (including service animals and emotional support animals) in accordance with fair housing law, including in communities that otherwise restrict pets.
