Accreditation verified
Investors confirm accredited status on the inquiry form. Our investor relations team follows up with the offering documents and a brief subscription questionnaire.

Docs received
Once accreditation is confirmed, you receive the Private Placement Memorandum (PPM), Operating Agreement, and Subscription Agreement for the specific vehicle you're joining.

Call with principal
A 30-minute call with Rishi Khanna or Neeli Khanna. Walk through the underwriting, ask questions, confirm suitability. No pressure to subscribe afterward.

Funded
Execute the Subscription Agreement and wire funds to the escrow account named in the PPM. Capital call confirmation comes within two business days.

Reporting cadence
Quarterly investor reports covering operating performance, construction progress where applicable, occupancy, cash position, and distribution status. Annual K-1 by March 15.
